SPECIAL FEATURES
This beautiful executive cottage is nestled amongst the trees on a prime piece of
property on Sparrow Lake, Muskoka. It's well maintained and beautifully
landscaped.

INTERIOR DESCRIPTION
It accommodates up to 11 people(including children) very comfortably
(waterfront guest house - sleeps 3). There are about 150' of water frontage,
with stairs right to the water and 2 docks - one is about 30 feet long (with
ladder for easy access) where water is about 4' deep, the second is about 12'
long. A very warm interior consisting of an open concept design, cathedral
ceilings, a fireplace, fabulous view of the lake through floor-to-ceiling
windows and 5 sliding patio doors which lead directly to a huge 50' by 10' deck
with a built in "Beachcombers" hot tub (accommodates 9 adults), providing plenty
of room for relaxation and even some barbecuing (BBQ is directly connected to
the main propane tank).
The 12+ foot ceiling, central heating and wood burning stove/fireplace, as well
as country artifacts and plant life provide for a very cozy and comfortable
atmosphere. There are 3 bedrooms and one 3 piece bathroom on the main floor. One
bedroom/recreation room, over sized shower sink and toilet on the lower level.
There is a waterfront guest house (sleeps 3).

We rent a fishing boat. It's a wide, aluminum 15' boat with a 10hp motor and
full tank of gas - 450.00/week

EXTERIOR DESCRIPTION
The waterfront includes a sandy bottom and shallow entry from the shoreline,
while the two docks provide for deeper access. The view is southwest, capturing
magnificent Muskokan sunsets. Beautiful in any season, this executive retreat
offers endless activities, including everything from boating to snowmobiling! As
part of the Trent Severn Waterway, it's only 3 locks away from Georgian Bay and
one lock to Lake Simcoe.

ACTIVITIES NEARBY
We are half an hour drive from Casino Rama. There are two golf courses nearby.
Farmers markets and Arts & Craft shows in Gravenhurst/Bracebridge - during the
months of July & August.
On the lake you can: water ski, canoe, boat, fish, swim and have a lots of FUN!
